Security Deposit

  1. Security deposit shows your good-faith intention to abide by the lease agreement. If the tenant does not fulfill his/her part of the contract, the security deposit will be used to reimburse us for any financial losses.
  2. Security deposit is equal to one month’s rent.
  3. Security deposit cannot be paid out over time. Entire amount of security deposit must be paid, along with first month’s rent, before move-in.
  4. Security deposits cannot be used for paying the last month’s rent. If the last month’s rent is not paid in a timely fashion, an eviction can/will be filed.
  5. Security deposit, or a portion thereof, will be returned to the tenant within 30 days after the end of the lease, assuming the tenant has fulfilled all the terms and conditions outlined in the lease agreement. A forwarding address must be provided to us prior to move-out, or the return of the security deposit may be delayed.
  6. Deductions from the security deposit include but are not limited to:
    • Failure to provide written notice 30 days prior to the end of the lease that tenant is vacating the property.
    • Failure to return all keys and any garage door remotes.
    • Failure to leave water shut-off tool, carbon monoxide detector, smoke alarms and fire extinguisher in working order.
    • Failure to remove all belongings from the property, including the garage or storage buildings.
    • Failure to remove all pet excrement from the property.
    • Failure to thoroughly clean all kitchen appliances, kitchen cabinets and countertops, and all bathroom surfaces.
    • Failure to maintain yard (including grass and shrubs) through the end of the lease.
    • Failure to leave the walls, ceilings and trim in the same color and condition as move-in.
    • Property damage cause by negligence, misuse, or vandalism.
    • Changing any exterior door locks without landlord’s permission.
